Lili`uokalani Trust is a private operating foundation founded in 1909, for the benefit of orphan and destitute children with preference given to Native Hawaiian children. The Trust serves approximately 10,000 children annually through direct services and reaches thousands more through collaborations with community partners.

The Trust is working toward a master plan for Keahuolū, a proposed mixed-use, mixed-income planned community on the Island of Hawai‘i. Located immediately north of the urbanized core of Kailua-Kona, Keahuolū is the Trust's most significant undeveloped piece of land; the resulting project is envisioned as a model of next generation sustainable community development.

Included in the plans for the mixed-use project are approximately 300 residential units, 220 hotel rooms split between two hotels, 50,000 square feet of community performance space, 470,000 square feet of commercial space and open space on 1,300 acres. The project includes a diverse range of live, work, shop and play concept types of uses that are intertwined that will help support the livability of Kona.

As part of this ambitious development Flansburgh Architects designed a civic block including 32,500 square feet of performance space, 16,000 square feet of educational space, and 30,000 square feet of office and retail space. The mixed-use scheme is organized around three outdoor spaces; a Town Square facing onto Makala Blvd, an educational courtyard, and a common “Green” including a playground and outdoor performance venue for 2,000 people. The architecture is inspired by native Hawaiian structures and materials and a strong connection to the environment.
